Town of Greenwich - Department of Public Works; application PLPZ2024 00246, for a Municipal Improvement, to replace the Dorothy Hamill Rink with the Eugene Morlot Memorial Park, with a new 40,671 sq. ft. rink facility to be located to the north of the current rink building, relocation and replacement of the current baseball field, improved vehicular circulation, a walking path for passive recreation through the park, additional signage to identify the Byram Veterans Memorial Tree Grove, and the location of the Thomas Lyons House, and related site work, the result of which would exceed 150,000 cubic feet in building volume, for the properties of 11.53 and 1.79 acres, located at 0 Western Junior Highway and 1 Sue Mertz Way, in the R-6 Zone. 9. Mason Street Partners, LLC; application PLPZ 2024 00148, for a Final Site Plan and Special Permit, to develop properties on both the east and west side of Mason Street, to build a mixed use, commercial and an assisted housing development, per Section 8-30g of the CT State Statutes. The proposed action would construct two (2) buildings, where the first floor is retail, and the upper floors would be 92 residential units where 28 units, (29% of the total unit count) would be below market, deed restricted for a minimum period of 40-years. The west side building would be 40 units, with 7,265 sq. ft. of retail space and 5 stories tall, with 16 parking spaces. The east side building would 52 units, with 7,909 sq. ft. of retail space and 6 stories tall, with 151 Parking spaces. The west side parcel is located at 405 Greenwich Avenue, 290-294 Mason Street, is 13,330 sq. ft. in total lot area and within the CGBR, CGB and CGIO Zones. The East side parcel is located at 275-289, and 309-321 Mason Street, is 53,885 sq. ft. in total lot area, and is within the CGB and CGIO zones.
